Biomass Cogeneration for Industrial and Commercial Sites: What to Lock In at Design Stage

A practical guide for architects and project owners on planning biomass heat for high-demand sites from the earliest design phase.

What does biomass cogeneration mean for an industrial or commercial site?

It is a heating solution that covers sustained heat demand using certified wood pellets, replacing an oil- or gas-fired boiler. Depending on the technology chosen, the unit can also generate electricity alongside heat.

This kind of site is typically a process building, a logistics hub, a healthcare facility, or a cluster of buildings served by a shared plant room. Sizing should follow the site's actual load curve, not its theoretical peak output.

Which technical rules shape the boiler choice?

Regulation (EU) 2015/1189 on ecodesign has applied since 1 January 2020 to all solid-fuel boilers. It sets efficiency and emission thresholds that let architects compare tenders objectively as early as the design phase.

EN 303-5 remains the technical reference standard for solid-fuel boilers. To secure fuel quality, ENplus A1-certified pellets are recommended.

  • Seasonal space heating energy efficiency of at least 75% up to 20 kW rated output, and at least 77% above that (Regulation 2015/1189, Annex II).
  • Maximum seasonal emissions set for particulate matter, gaseous organic compounds, carbon monoxide and nitrogen oxides, depending on loading mode (Regulation 2015/1189).
  • ENplus A1 pellets: moisture content at most 10%, ash content at most 0.7%, mechanical durability at least 98%, net calorific value at least 4.6 kWh/kg (ENplus manual, part 3).

What grants apply, and to which buildings?

The Klimabonus 2026 supports single-family and collective housing fitted with a pellet boiler: up to €8,000 for a single-family home (€4,000 without replacing an existing installation), or €6,000 per dwelling in a collective building, capped at €40,000. A 15% bonus applies with a buffer tank, plus a flat €1,000 for a solar thermal combination.

For a purely industrial or commercial building outside these categories, eligibility must be checked case by case. Additional municipal grants vary by commune and stack with the Klimabonus where they exist. A tailored Tatano energy study clarifies, project by project, what is actually available.

What should be locked in at the sketch design stage?

Correct sizing and logistics planned upfront avoid costly rework once the site is under construction. A few decisions determine whether the project succeeds.

  • Size capacity against the site's actual load curve, not its theoretical peak.
  • Plan a pellet silo and plant room accessible to delivery trucks, with enough fuel reserve on site.
  • Build in a buffer tank and a possible bivalent backup source from the outset to secure supply.
  • Plan access for boiler servicing and maintenance into the site layout from day one.
  • Commission an energy study early to align the tender, available grants, and the construction schedule.
