Seasonal efficiency and maintenance of a pellet boiler: what architects must anticipate

What size boiler for a new BBC or passive project?
In a new BBC or passive build, heating demand drops to 30–50 kWh/m²/year. A 6 to 12 kW pellet boiler easily covers a single-family home, where 15 to 25 kW would be needed in renovation. The Passivhaus label proves it: oversizing kills efficiency.
The rule: calculate the corrected load (DPE + losses) and target 80–90 % of nominal power. A boiler cycling at part-load runs more efficiently and burns less fuel over the year.
- BBC single-family: 6 to 10 kW depending on living area.
- Passive house: 4 to 8 kW.
- BBC multi-residential: 20 to 40 kW per stairwell.
- Cap at 90 % of theoretical power.
Silo and buffer tank: integrate them from the architect's drawing board
Silo and buffer tank are not accessories—they are volumes to draw on the plan. For a BBC single-family, allow 4 to 6 m³ of storage (2 to 3 tonnes), about one year of autonomy. The blower truck must access within 15 m of the silo.
Buffer tank: 20 to 30 L per kW of boiler power. It smooths cycling, extends hearth life and enables coupling with a DHW tank and solar panels.
- Textile or concrete silo: road access within 15 m.
- Filling hatch: 50 x 50 cm minimum.
- Buffer tank: hydraulic connections planned from APS.
- Silo-to-boiler distance: < 15 m to keep the vacuum.
Seasonal efficiency and maintenance: what the architect must anticipate
EU 2015/1189 EcoDesign requires a seasonal efficiency of at least 86 % and PM emissions ≤ 40 mg/Nm³. Class 5 biomass boilers under EN 303-5 exceed 90 % in real conditions. This is a non-negotiable point in a Luxembourg permit file.
Maintenance: 1 to 2 annual visits (chimney, ash, sealing), plus an annual silo check. Must be recorded in the DOE and the maintenance logbook at handover. ENplus A1 certified pellets keep the combustion chamber cleaner.
- Chimney sweep: 1 to 2 times/year depending on the commune.
- Ash removal: every 2 to 3 months in winter.
- ENplus A1 pellets: store dry (< 10 % humidity).
- Maintenance contract: €250 to €450/year depending on power.
Klimabonus 2026 and municipal grants: check before the APS
Klimabonus 2026 funds up to €8,000 for a pellet boiler in a single-family home, plus a +15 % bonus when a buffer tank is installed. In multi-residential, the grant rises to €6,000/dwelling, capped at €40,000.
Municipal grants vary widely: some communes nearly double the Klimabonus, others offer nothing. The simulator at aides.klima-agence.lu gives the exact amount before the APS.
- Single-family home: up to €8,000.
- Multi-residential: €6,000/dwelling (cap €40,000).
- Heat network: €6,000 (cap €24,000).
- Buffer tank bonus: +15 % of the grant.
